Overall, economic growth in the housing industry and in the economy as a whole will continue in the coming months, but it will be slow. Banks dealing with defaults on commercial real estate loans will have difficulty extending new loans to builders and other investors, which will slow the economic growth of these industries. As a lagging economic indicator, unemployment will persist into 2010, and foreclosures and high housing vacancy rates will persist with it. This will lead to increased housing inventory and further reduction in house prices.
Even so, the South Carolina housing market has seen increases in permits since January and only small increases in delinquent mortgages in the past twelve months. These are positive signs and indicate that South Carolina is in a stable position relative to the rest of the nation. House prices continue to hold their value and are, on average, appreciating. There are expectations of growth in the South Carolina housing market, but to be realized, builders must identify their target markets carefully and recognize that the economic recovery will take time.
Why do people want to live in Golf Course Communities?
Despite what many may believe, only 15% of those who purchase homes in Golf Course Communities actually play golf. If it's not Golf, then why?
Most golf course communities offer a "Park Like" setting which is one of the major factors in choosing a place to live. Space and natural beauty attract home buyers. Perhaps it’s our age. Yes, our children are grown and our Granddaughter is now 8 years old. Or perhaps it’s the way we were raised. Our belief system that a man’s word was his bond and that the decisions we make in life will impact the life after.
Many of our clients are younger and most or the same age as our children. When we look at them we see how important their decisions in life are and that their real estate transaction is likely the most important financial decision they will make in their life. Yes, we treat them like family. We inform them; we shelter them from harm and protect them through the process. So perhaps that’s why 80% of our business comes from referrals.
I'll wait until the first of the year to List my Home......Or maybe NOT!
We have talked with a number of potential clients who say, "I think we'll wait until after the holidays to put our home on the market". They continue with, "it's too much hassle over the holidays" or "the market is not very good now and it should be better in the spring" or " what difference will a couple of months make?".
Clearly they don't understand that homes will be sold over the next 6 weeks and even more importantly, those looking for a home now, are motivated buyers. Believe me, if they were not motivated they would be doing something other than looking at houses. They have families and yes they must shop, cook and so forth to prepare for the Holidays. But, they need to purchase a home and if your home is not on the market the possibilities of them purchasing your home are zero!
If they really want to get their home sold, now is the time to get it on the market. The percentage of motivated buyers will outweigh the percentage of non-motivated buyers by a long shot.
